(순천=연합뉴스) 손상원 기자 = 청년 등 아파트 세입자들의 임대차 보증금 95억원을 가로챈 전세 사기 일당이 중형을 선고받았다.
광주지법 순천지원 형사2단독 범선윤 부장판사는 5일 '무자본 갭투자' 방식으로 대규모 전세 사기를 저지른 혐의(사기 등)로 구속기소 된 공인중개사 A씨와 인테리어 업자 B씨에 대해 징역 10년을 선고했다고 밝혔다.
부동산업자 또는 공인중개사인 다른 피고인 3명에게는 징역 3년,5년,7년이 각각 선고됐다.
A씨 등은 2020년 2월 법인을 설립한 뒤 2024년 1월까지 전남 순천시 조례동 모 아파트 218채를 매수한 뒤 137명으로부터 보증금 95억원을 편취한 혐의로 기소됐다.
부부와 그 아들 등이 포함된 일당은 아파트 매수,자금 관리,법인 명의 제공,임차인 모집 등 역할을 맡은 것으로 조사됐다.
자기 자본 없이 사채,카지노 코인 종류대출금,전세 보증금 등 부채만으로 단기간 대량의 아파트를 매수하고 부동산 거래 경험이 많지 않은 20∼30대 임차인들로부터 보증금을 받아 '돌려막기' 식으로 부동산업을 지속한 것으로 검찰 수사 결과 드러났다.
광주지검 순천지청은 보증금 흐름에 집중한 보완 수사로 범행 구조,공모 관계,범죄 순수익(12억원) 등을 밝혀냈다고 전했다.
이 아파트에서는 최근 임차인들이 전세 계약이 만료됐는데도 보증금을 돌려받지 못하는 피해가 다시 발생하기도 했다.
12가구가 계약 기간 만료에도 4천800만∼7천500만원을 돌려받지 못했으며 해당 임대인은 모두 30여채를 소유해 피해는 더 커질 것으로 우려된다.
10여평대가 많은 이 아파트는 2천794세대 규모로 619세대는 법인,2천175세대는 개인이 소유했다.
